Since our founding in 2006, we have invested successfully through up and down market cycles and across the risk spectrum.
Our opportunistic business seeks to invest in distressed and undermanaged assets and in properties in need of significant repositioning. These investments are typically structured as joint venture equity or participating preferred equity investments in short-duration business plans. Walker & Dunlop Investment Partners has raised four opportunistic funds to-date.
#2 Value Add
Our value-add business seeks to invest in properties that are typically cash flowing but in need of modest repositioning. These investments are typically structured as participating preferred equity investments in short-to-mid-duration business plans. WDIP has raised two value-add funds to-date, and one strategic joint venture.
#3 Core Plus
Our core-plus business seeks to invest in properties that are nearly stabilized. These investments are typically structured as preferred equity or mezzanine debt investments, with substantial subordinated common equity, in mid-duration business plans. WDIP has raised one core-plus fund, one strategic joint venture, and one separately managed account to-date.
Our real estate debt business provides creative and comprehensive financing solutions across the risk spectrum including construction, bridge and permanent debt solutions. We originate loans collateralized by high-quality real estate and borrowers. WDIP invests through a series of separately managed accounts, and six lending programs.
